Rent and terms

How much does a residency cost?

Houston rates are being finalized.

Before you commit to anything you'll receive the rent basis, deposit, any recurring extras, the minimum term and exactly what's included, in writing.

Is there a deposit, and what extras could I be charged?

Deposit and any recurring extras will be listed on the residence page and in your agreement before you sign. Payment processing costs will always be shown separately from rent.

How long is an agreement, and how do I leave?

Minimum term, renewal and notice-to-exit terms are being finalized. They will be in plain language and shared before commitment.

Can I share a suite with another professional?

The Duo is planned specifically for two professionals, subject to the approved layout and local requirements. Sharing other residence types would need our agreement in advance.

What is included?

Each location publishes an inclusion table covering equipment, cleaning, towels, utilities, the app, processing, support hours, marketing and access. Each line is marked included, optional at extra cost, your responsibility, or not available.

Where Houston's answer isn't settled yet, the table says "to be confirmed" rather than guessing.

The space

How big are the suites?

Planning ranges today: The Studio 100–120 sq ft, The Signature 140–190 sq ft, The Duo 190–230 sq ft. Main Stage station footprints are still being designed.

These are illustrative planning ranges; actual sizes and configurations vary by location. Measured sizes replace them once a building is surveyed.

Will I have a shampoo bowl?

Where a location has The Rinse, residents share dedicated wash stations. Some suites may have their own bowl, and those are listed with the In-Suite Wash attribute. If a suite doesn't show that attribute, assume it doesn't have one.

Can I make my suite my own?

Yes, within the building's standards: your products, your art, your playlist. Structural changes, signage outside the suite and anything touching electrics or plumbing need approval first.

Which services are permitted?

Beauty and grooming services within the scope of your professional license and local regulations. EYEGASMS is not a medical or clinical setting, and clinical procedures are outside the residency.

Is the lighting good for photographing my work?

Workspace task lighting is designed for accurate color and stays the same at every hour, however the lounge mood changes. Final fixtures and color temperature will be listed per location.

What equipment comes with a residence?

Standard equipment is provided: a professional chair, mirror with task lighting and storage. The exact kit depends on the residence type and will be listed on each location page. Bring your own tools and products; make the space yours.

Day to day

What are the access hours?

Resident hours and public hours are set per location and will be confirmed before Houston opens. Public hours never limit the residents' access window, and vice versa.

Is there parking?

Yes, that's a site requirement. We open in each city's social hub, but only where residents can have dedicated, reserved or validated parking and clients have easy drop-off and nearby parking.

The exact arrangement, cost and any restrictions for Houston will be published once the site is signed, and before you commit to anything.

How do my clients check in?

Guests arrive at The Bar. The proposed app is designed to let you know when they're in and let them relax in The Lounge until you're ready. Until the app is live, check-in details will be confirmed per location.

Will it be loud? I need to hear my clients.

You need to be able to consult, concentrate and provide private services, so separation between the social spaces and the work spaces is part of the design brief. Acoustic details and evening program hours will be published with the Houston plans.

Programmed evenings are occasional and announced in advance.

Do I have to take part in events or content?

No. Events, spotlights and filming are opportunities, not obligations. Filming always needs your explicit permission, and your clients' too.

Who cleans and who does laundry?

Shared spaces are cleaned by EYEGASMS. Your residence is yours to keep in sanitary order between services.

Towel service is included, and there's onsite laundry in the resident lounge, so you're not hauling towels home.

Run out of neck strips or blades? The Prop Room vending machine stocks everyday EYEGASMIC supplies.

Is the building secure?

Yes. Residents get keyless entry, and there are cameras in all main shared areas. Your suite locks, and your equipment and products stay behind your door.

Public tours and this website never show access codes, camera positions or private routes.

How do my clients get in after hours?

The same way guests get into a luxury residential building: you let them in remotely from your phone. No waiting outside and no handing out codes.

During public hours, guests can arrive through The Bar and wait in The Lounge.

Your business

Do I keep my clients, my prices and my calendar?

Yes. You run an independent business: your clients, your prices, your hours within the resident window. We don't take a commission on your services.

We will never copy your client records into EYEGASMS marketing. Brand campaigns only reach people who opted in to hear from EYEGASMS directly.

What does the app actually do?

It's in development, so nothing below is live yet. The plan: booking and payments, client arrival and building access, messages, reporting, event sign-ups and an assistant that handles routine questions with a clear handoff to a person.

Core booking access is intended to be included in residency. Payment processing costs will be disclosed separately. The assistant hands anything important to a person, and never makes decisions about residents.

I already use another booking app. Do I have to switch?

The EYEGASMS app is designed to run the building around your appointments: check-in, door entry, shared resources and events. We'll help you move your book over, and the details on importing clients and working alongside your current tools will be shared before opening.

What does the app cost?

Any independent professional can use the EYEGASMS app. Residents get special rates and extra functionality: building and client entry, shared-space booking, events and the EYEGASMIC retail program.

Core booking access is intended to be included in residency. Plans for non-residents and payment processing costs will be published before launch.

What marketing will EYEGASMS do for me?

Planned: resident spotlights, talent profiles on this site, brand campaigns, local collaborations and events. The committed scope will be part of your residency terms.

Marketing creates opportunities for discovery; it isn't a guarantee of clients or income.

Can I sell retail products?

Yes. EYEGASMIC, our own professional hair-care line, lives behind The Bar, where the concierge curates care plans for clients. Residents can sell EYEGASMIC and earn a commission; the rate is set in your residency terms.

You can also sell your own professional retail from your suite.

Joining

What is an audition?

A portfolio review and a professional conversation. We look at craft, care, reliability and how you work alongside other people. It is not about how you look or how many followers you have.

After that: an interview, a look at which residence suits your work, and mutual agreement. A human makes every decision.

I don't have a public portfolio. Can I still apply?

Yes. Register interest, say so in your message, and we'll arrange another way to see your work.

Should I register interest or audition?

Register interest if you're exploring: it takes two minutes and commits you to nothing. Audition when you're ready to show your work and talk seriously about a residency.

Can I tour the space?

Houston opens summer 2027, and there's nothing to walk through yet. Tick "I'd like a tour" when you register interest and we'll invite you as soon as there is. Meanwhile the online tour walks through the planned sequence, clearly labeled as concept.

What do I need for a Guest Stage?

A current professional license where required, insurance, a portfolio and signed terms. Guest Stages are workspace for the day or a short run, never overnight accommodation. Booking isn't open yet; you can request information now.

Visiting as a guest

Do I need a membership to visit?

No. Once a location opens, anyone can visit during its public hours. Booking a service depends on the professional's own availability.

Who am I booking with?

Each professional runs their own independent business. Their profile shows their business name, the booking provider and whose cancellation terms apply.
